5 Dramatic Strata Makeovers in Metro Vancouver: Before & After

Strata common areas get more wear and tear than any space in a building. Hundreds of residents, movers, delivery drivers, and visitors pass through daily. Over time, hallways get scuffed, lobbies look tired, and the building’s first impression suffers. A professional repaint changes everything.

Here are five strata projects where we transformed worn-out common areas into polished, welcoming spaces.

1. Modern Lobby Refresh – Burnaby Highrise

The Challenge: A 20-story building with a lobby that hadn’t been painted in 12 years. Scuffed walls, yellowed ceiling, and dated colours made a poor first impression.

What We Did: Complete lobby repaint with modern warm grey tones, fresh white ceilings, and accent walls in deep navy at the concierge area. All furniture was protected and work was completed over 3 evenings to avoid disrupting residents.

The Result: Residents reported the building “felt brand new.” The strata council received positive feedback at the next AGM, and the project came in under budget.

2. Hallway Transformation – New Westminster Strata Complex

The Challenge: 6 floors of hallways with heavy scuffing, patched spots from maintenance work, and an outdated beige colour scheme.

What We Did: Repaired all drywall damage, applied scuff-resistant satin finish in a contemporary greige, with crisp white trim. Work was scheduled one floor at a time to keep hallways accessible.

The Result: Clean, bright hallways that are easier to maintain and significantly more resistant to everyday scuffs and marks.

3. Parkade Refresh – Richmond Strata Building

The Challenge: Underground parkade with peeling paint, faded line striping, and rust stains on concrete walls and columns.

What We Did: Power washed all surfaces, treated rust spots, applied industrial-grade epoxy coating on walls and columns, and re-striped all parking spaces and directional markings.

The Result: A cleaner, brighter parkade that feels safer and more organized. Residents noticed immediately.

4. Amenity Room Makeover – Coquitlam Townhome Complex

The Challenge: An underused amenity room with dated colours, scuffed walls, and a general feeling of neglect. Council wanted to encourage resident use.

What We Did: Full repaint with a modern, inviting palette — warm white walls, sage green accent wall behind the TV area, and refreshed ceiling. Completed in one weekend.

The Result: Residents started booking the space for gatherings and events. Council reported a 300% increase in amenity room usage after the refresh.

5. Building Exterior – Vancouver East Strata Walk-Up

The Challenge: A 1970s wood-frame walk-up with peeling exterior paint, exposed wood showing early signs of rot, and an outdated colour scheme.

What We Did: Power washed all surfaces, scraped and sanded peeling areas, treated exposed wood, applied primer on all bare spots, and finished with two coats of premium exterior paint in a modern two-tone colour scheme selected by the council.

The Result: The building looks 20 years newer. Wood is now protected from Vancouver rain, and curb appeal dramatically improved — benefiting property values for all owners.
